Complessivamente, da inizio anno, si sono registrati investimenti per un totale pari a <strong>Euro 9,1 miliardi</strong>, + 57% rispetto allo stesso periodo del 2021 e + 41% rispetto alla media dei primi tre trimestri degli ultimi 5 anni. <strong>Uffici</strong> e <strong>Logistica</strong> assorbono nel periodo oltre il <strong>75%</strong> dei volumi investiti, mentre continua a mantenersi elevata l’attenzione degli investitori per il <strong>Living</strong>. </span></span></span></p> <p><span><span><span>Nel corso del trimestre il segmento <strong>Uffici</strong> ha registrato un’ottima performance con investimenti pari a <strong>Euro 1,26 miliardi</strong>, portando il totale da inizio anno a <strong>Euro 3,45 miliardi</strong>. Continua il calo del <strong><em>vacancy rate</em></strong>,<strong><em> </em></strong>che si attesta intorno all’<strong>8,90%</strong>,<strong> </strong>mentre si registra una decompressione dei rendimenti che porta il <strong><em>prime yield</em></strong> al <strong>3,80% netto</strong>. A <strong>livello di completamenti</strong>, si segnalano da inizio anno circa <strong>120.000 mq</strong> di spazi riqualificati disponibili.</span></span></span></p> <p><span><span><span>In termini di volume degli investimenti, al netto di quelli in portafogli con località miste, a fronte di una contrazione registrata nel trimestre si rileva, da inizio anno, un incremento dei capitali investiti per il mercato romano.
